Mr. Esau Reynols
Lease for a year.
This Indenture Made the fourteenth day of April in the seventeenth year of the Reign of our Sovereign Lord George the Third by the Grace of God of Great Britain France and Ireland King Defender of the faith and so forth and in the year of our Lord one thousand seven hundred and seventy seven Between John Wheeler of Road in the County of Somerset Millwright and Carpenter and William Collier of the same place Tallow Chandler of the one part and Esau Reynols of Trowbridge in the County of Wilts Architect of the other part Witnesseth that for and in consideration of the Sum of Five shillings of lawfull Money of Great Britain to the said John Wheeler and William Collier in hand paid by the said Esau Reynols at or before the sealing and delivery of these presents the Receipt whereof is hereby Acknowledged And for other good Considerations they the said John Wheeler and William Collier have and each of them Hath Bargained and Sold and by these Presents Do and each of them Doth Bargain and Sell unto the said Esau Reynols his Executors Administrators and Assigns All that Messuage Tenement or Dwellinghouse situate and being in Road aforesaid wherein William Stevens the Elder Innholder formerly lived being a publick Inn and then called or known by the name or sign of the New Inn but now called or known by the name or sign of the White Hart And also all that Malthouse erected and built in the Backside of the said Inn and the Stables and other the Outhouses and Buildings Yard Backside Garden and Orchard thereunto adjoining and belonging which said premisses have been lately purchased by the said John Wheeler of and from Sarah Stevens of Road aforesaid Widow and Relict of William Stevens late of the same place Innholder deceased William Stevens (only Son and heir at law of the said last mentioned William Stevens by the said Sarah Stevens) Frances Stevens and Ann Stevens (the two surviving Daughters of the said William Stevens by the said Sarah Stevens) and are now in the Occupation of William George as Tenant to the said John Wheeler And also all that Cottage or Tenement and about eight luggs? of Garden Ground be the same more or less on the East and West sides of the said house situate lying and being in Road aforesaid formerly in the possession of John Whittock afterwards of John Poole who purchased the same of the said John Whittock and since of Mary Wheeler Mother of the said John Wheeler who became entitled to the same under and by virtue of the last Will and Testament of the said John Poole and are now in the possession of the said John Wheeler as heir at law to the said Mary Wheeler his Mother and which said Cottage hath been lately divided into three Tenements and are now in the Occupation of Robert Fussell Jonathan Noad and George Beaven And also all the ways paths passages waters watercourses easements profits Commons Common of Pasture advantages emoluments hereditaments rights members and Appurtenances whatsoever to the said Messuage Tenement or Dwellinghouse Malthouse Garden Orchard Cottage lands hereditaments and Premisses belonging or appertaining or therewith held and enjoyed or deemed or taken as parts parcels or members thereof and the reversion and reversions remainder and remainders rents issues and profits of the same Premisses and every part and parcel thereof To have and To hold the said Messuage Tenement or Dwellinghouse Malthouse Garden Orchard Cottage and all and singular other the lands hereditaments and Premisses herein before mentioned and intended to be hereby bargained and sold and every Part and Parcel thereof with their and every of their Appurtenances unto the said Esau Reynols his Ex-ors Adm-ors and Assigns from the day next before the date of these presents for and during and unto the full end and term of one whole year from thence next ensuing and fully to be compleat and ended yielding and paying therefore unto the said John Wheeler and William Collier their Heirs and Assigns the Rent of one Pepper Corn only at the end of the said Term (if the same shall be lawfully demanded) To the intent and Purpose that by virtue of these Presents and by force of the Statute made for transferring of uses into Possession the said Esau Reynols may be in the actual Possession of the Premisses hereby bargained and sold or mentioned or intended so to be and be thereby Enabled to accept and take a Grant and Release of the Reversion and Inheritance thereof to and to the use of him and his Heirs To and for the only proper use and behoof of him the said Esau Reynols his Heirs and Assigns for ever In Witness whereof the said Parties to these presents have hereunto interchangeably Sett their Hands and Seals the day date and year first above written _______ John Wheeler ______William Collier
